Start with the occupation

Real estate offers several study pathways, such as urban management, project development or property appraisal. Real estate brokerage and professional appraisal also require you to consider the requirements of the relevant regulatory body.

What interests you Question to guide your research
Real estate management or development What level of study and subject areas fit my plans?
Supporting transactions What pathway leads to authorization to practise real estate brokerage in the province I have in mind?
Estimating property values What title or designation am I aiming for, and what studies and experience does it require?

These pathways may overlap, but they are not interchangeable. Taking an appraisal course, for example, does not by itself confer a professional designation.

Universities and programs

The following three examples illustrate different formats: a certificate, a minor and a master’s degree. This is a comparison of pathways, not a ranking. The StudyCanada profiles introduce the institutions; also consult the institutions themselves for admission requirements and program offerings at the time you apply.

A certificate in urban and real estate management

The Certificat en gestion urbaine et immobilière at Université Laval is worth 30 credits. It is offered online, normally on a part-time basis, and covers subjects including real estate law, municipal management and property appraisal.

This is an option to consider if you are looking for focused training. If your goal is to become a chartered appraiser in Quebec, check the Order’s requirements separately: the certificate does not, on its own, confer the title.

A minor to complement business studies

The Minor in Real Estate at Concordia University comprises 12 credits and is reserved for students already enrolled in the John Molson School of Business. This condition matters when choosing: the minor complements an existing program rather than serving as a standalone degree.

A master’s degree in real estate development

The University of Alberta has announced its first Master of Real Estate Development cohort for September 2027. The program is announced as a one-year, in-person program.

For this intake, the university listed an international application deadline of March 1, 2027, at the time of review. The announcement and timeline may change: check with the institution before preparing your application.

Real estate brokerage: pathways specific to each province

A university program can be useful for understanding the sector, but it does not automatically replace the regulator’s pathway. Here are four examples; they do not cover all requirements or all provinces and territories.

Province Main steps to consider
Quebec The OACIQ describes recognized basic training, an examination and an application for a licence within 12 months of receiving the results confirming a pass on the examination.
Ontario For the salesperson pathway, the pre-registration phase includes five courses, two simulations and six examinations to be completed within a maximum of 24 months. The registration application must then be submitted within one year.
British Columbia The sales pathway includes a course and examination, applied practice training and an application approved by the managing broker of the intended brokerage. Some practical components take place before licensing and others afterwards.
Alberta RECA distinguishes among the residential, commercial, rural and property management sectors. Training and licensing requirements depend on the sector selected.

Other conditions apply. Before choosing a program, ask the relevant body in the province and sector you have in mind which steps you will need to complete.

Appraisal: distinguish between a title and a designation

In Quebec, the pathway to the title of chartered appraiser, or É.A., is governed by the Ordre des évaluateurs agréés du Québec. It includes, among other things, a recognized degree or an equivalency, a supervised internship of 48 weeks full-time, a mandatory course and an examination. A licence and registration on the Order’s roll are required to use the title.

The Appraisal Institute of Canada, in turn, offers the CRA and AACI designations. The former applies to certain categories of residential properties; the latter covers a broader range. In the candidate member pathway, the minimum applied experience required before the corresponding examination is one year for CRA and two years for AACI. The count begins when you are accepted into the applied experience program.

These minimums do not represent a guaranteed total pathway duration. Nor are they provincial licences that are automatically valid everywhere. To compare your options, ask the relevant organization how your studies fit into the pathway to the title or designation you are seeking.

Compare programs and prepare your application

Before choosing, look beyond the program name. A minor reserved for students already enrolled at an institution does not meet the same need as a certificate, while a master’s degree represents a different level of study. Compare prerequisites, language, courses, pace and format.

Then ask two separate questions:

  1. For the institution: Do my previous studies qualify me to apply, and can they be recognized? What documents are required?
  2. For the professional body: Which parts of my pathway meet the requirements for the licence, title or designation I am seeking?

Admission to a university does not automatically settle the question of professional qualification. If you studied abroad, also allow time for your application to be assessed.

Budget and steps for international students

Compare tuition fees based on your status and program, then budget for living expenses and any fees related to professional qualification. Study costs and the costs of real estate brokerage or appraisal processes are two separate items to consider.

For a study permit application submitted on or after September 1, 2026, Immigration, Refugees and Citizenship Canada indicates that, outside Quebec, one person must demonstrate access to CA$23,448 in funds for living expenses for the first year, in addition to tuition and transportation. Quebec has its own requirements. This amount is a financial proof threshold, not an estimate of the actual cost in a given city.

For an international student, admission, a study permit, work after studies and professional authorization are separate matters. An offer of admission does not guarantee the other authorizations.

If you are considering a post-graduation work permit, check with IRCC for the criteria that apply to your institution, program and situation. Format matters: in its section on distance learning from outside Canada, IRCC states that at least 50% of the program must be completed in class in Canada when the earlier of these two dates is September 1, 2024, or later: the program start date and the date on the study permit application receipt. Other rules and exceptions apply; meeting this threshold does not guarantee eligibility. This check is especially important if you are considering an online or normally part-time program.

A worksheet to help you decide

For each option, bring together five items on a single worksheet: intended occupation, program content and level, province and professional requirements, admission conditions and format, then budget and steps related to your status.

This overview will help you compare not only the studies, but also the steps you would still need to complete afterwards.
