Compare rents on a consistent basis

The table helps situate three cities to explore in comparison with two large metropolitan areas. It covers the average monthly asking rent for an entire two-bedroom apartment, not the price of a student room.

Census metropolitan area Average asking rent in the second quarter of 2026
Sherbrooke $1,300
Québec $1,460
Moncton $1,460
Toronto $2,650
Vancouver $3,030

These Statistics Canada data cover census metropolitan areas, not just neighbourhoods near campuses. The estimates are experimental and may be revised. Homes may also differ in their features and included services. This selection is therefore neither a national ranking nor a promise that you will find housing at this price.

The asking rent in a listing is not necessarily what tenants who are already living there pay. If you share a place, do not assume that your share will be exactly half the average either: consider the home being offered, utilities and other applicable charges, and the responsibilities set out in the lease.

From the average to actual housing

Residences offer other points of comparison, provided you look at the specific conditions for each room.

At Université de Sherbrooke, a small room in Complex G on the main campus is listed at $441 per month, after the stated credit for 2026-2027. At Université Laval, a room is listed at $443 per month for a full-time student, from May 1, 2026, to April 30, 2027. At Laval, furniture and basic equipment are included, but bedding is not.

These rates do not represent all rooms in the two cities and do not guarantee a place. Before comparing a residence with a private rental, ask how long the contract lasts, what is included and how much it would cost to travel to your campus. Add meals and set-up expenses. If the contract does not cover your entire stay, also plan for accommodation for the remaining months.

A home farther away may look appealing in a listing; its cost becomes clearer once you consider transportation and travel time.

Moncton and other campuses: do not confuse locations

Université de Moncton has campuses in Moncton, Edmundston and Shippagan. The rent figure in the table concerns the Moncton metropolitan area: it does not automatically describe the market in Edmundston or Shippagan. If you are interested in a programme, first confirm where it takes place, then look for housing and transportation suited to that campus.

The academic-year cost schedule published by the Edmundston campus provides another reference point: for international full-time undergraduate studies in 2026-2027, it indicates $15,761 in tuition fees and a basic academic total of $17,728.30 to $17,839.30, before living expenses. These are indicative amounts; some programmes have different fees.

The academic total includes health and dental plans. If you use this schedule for your budget, do not add them a second time without checking what is already included.

Fees vary according to your profile

A city with lower asking rents does not necessarily mean a less expensive study plan. Examples intended for international students are not a substitute for an estimate for a Canadian student. For each option, ask for the fees that apply to your status, level of study and course load.

In Québec, eligible French or French-speaking Belgian students may benefit from preferential rates under international agreements. Conditions and supporting documents vary according to profile and level of study; some people with dual French-Canadian and Belgian-Canadian citizenship are excluded from these measures. Speaking French is therefore not enough to establish eligibility.

For example, Université Laval lists $10,868.96 in tuition fees for 30 undergraduate credits in 2026-2027 in its scenario for eligible French or French-speaking Belgian students. Other expenses are additional. This figure is not directly comparable with the Moncton academic total above: the profiles and items covered are not the same. To make a decision, request two estimates based on your own situation and the same period.

Scholarships and exemptions: how do they affect the comparison?

An exemption can reduce tuition fees without covering rent or food. In Québec, some international exemptions are available in limited numbers; eligibility and allocation should not be assumed.

To compare two cities, first prepare a budget that deducts only confirmed assistance. Keep scholarships and exemptions that are still uncertain in a separate scenario. For each form of assistance, check which expenses it covers, how long it lasts and when it will be paid: money received after the start of term will not necessarily cover expenses that must be paid before departure.

International studies: distinguish your budget from proof of funds

Your personal budget helps estimate what you will actually have to spend. Amounts required for an immigration process are separate administrative benchmarks, not quotes for a specific city. Here are three situations for a single person:

Application type Published annual amount To budget separately
IRCC general threshold outside Québec, for an application submitted on or after September 1, 2026 $23,448 for living expenses Tuition fees and transportation
Francophone Minority Communities Student Pilot: Université de Moncton, Group C, for an application submitted on or after September 1, 2026 $20,069 for living expenses Tuition fees and transportation
Québec temporary selection for studies, for an application submitted on or after January 1, 2026 $24,617 for essential needs Tuition fees and round-trip transportation from the country of origin

The first amount is the general threshold outside Québec: separate rules may apply to certain pathways. Eligibility for the Francophone pilot is not automatic. It depends, among other things, on citizenship, the letter of acceptance, the programme, French proficiency and other conditions.

IRCC requires you to demonstrate the funds needed for the first year without relying on work in Canada. For studies lasting more than 1 year, you must also explain how you will finance the rest. In Québec, essential needs include housing, set-up costs and health insurance: do not add these to the threshold a second time. Check the official rules and documents that apply to your situation when you submit your application.

Universities and programmes: choose the right campus

The profiles for Université de Sherbrooke, Université Laval and Université de Moncton are starting points for exploring these institutions. Before applying, confirm with each institution the programme you are interested in, its campus, admission requirements and the fees that apply to your profile. The figures in this guide do not guarantee admission, a residence place or funding.

To choose between your options, make one row for each campus and use the same length of stay for each calculation:

Item Useful question
Studies What tuition and mandatory fees apply to my status and course load?
Housing How much will the required length of stay cost, including all applicable charges? What will I do if the contract is shorter?
Daily life How much should I budget for food, transportation and insurance that is not already included?
Departure and set-up What costs will I incur before arrival and at the beginning of my stay?
Funding Which forms of assistance are confirmed, what expenses do they cover and when will they be paid?

Add up the expenses for each plan, leave room for unexpected costs and deduct only confirmed assistance. The best option is not necessarily the one with the lowest listed rent: it is the one you can afford in full, for a programme and daily life that suit you.
